Types of Mortgages


Fixed Rate

A fixed rate mortgage has the interest rate fixed for a period of time, typically between two – ten years.  So, within the fixed rate period the monthly payments will remain the same, enabling you to know how much your monthly payments will be, which will help you budget.  After the fixed rate period ends the mortgage reverts to the lender’s standard variable rate, which is traditionally higher than most fixed rates.   The disadvantage of a fixed rate is that if interest rates reduce you will not benefit from the reduction.

Variable Rate

There are several types of variable rate mortgage:

Standard Variable Rate

With this kind of mortgage your monthly payment will vary, depending on the current standard interest rate charged by the lender at that time. This is typically affected by changes to the Bank of England base rate. The advantage of this type of mortgage is that you have the freedom to leave it at any time. The disadvantage is that your repayments can change at any time, making it difficult to predict what your future payments may be.

Discount mortgage

 A discount mortgage product offers a fixed-term discount on the standard variable  interest rate the lender charges. The advantage is the loan starts off by being cheaper.  Obviously any changes with the standard variable rate will affect the monthly payment.

Tracker mortgage

A tracker mortgage is a type of variable rate mortgage which is guaranteed to “track” a base rate – usually the Bank of England’s base rate.  So your mortgage interest rate will change in line with any changes in the base rate.
